South Hills is an integrated residential development in the south of Johannesburg, 5km south of Johannesburg CBD. The R2,337 billion tender was awarded to Standard Bank with Calgro M3 as its development partner. The project will consist of 6 204 residential opportunities and on completion of the project will provide homes to approximately 32,000 people.
The South Hills project is set to be one of the City of Joburg's premier integrated housing developments and the project is included in the Premier's Mega projects announced during April 2015. The project comprises various types of residential units and forms of tenure that have specific economic target markets – Fully subsidized BNG housing, GAP (Social, FLISP & open market rental) and open market bonded housing.
Construction of the upgrade of existing bulk and link infrastructure as well as Internal township infrastructure commenced end of 2014. To date in excess of R121 million has been invested to upgrade various bulk, link and internal infrastructure. The project is being implemented in two major phases with various sub-phases.
The South Hills project will have a positive impact on the local community due to various upliftment initiatives Involving the local community by way of the employment of local contractors & labour, making use of local suppliers and various skills and development programs. In addition the social upliftment of the local and surrounding community, major upgrading of bulk infrastructure such as water, sewer, roads and intersections are being implemented in the area as direct result of the project. The local and surrounding community will further benefit from the upgrading of existing sports facilities and public parks, new schools, etc.
Various green initiatives and energy saving technologies such as gas for water heating (geysers) and cooking, solar water heaters, heat pumps, improved insulation, etc are being implemented. Recycling projects, food gardening and urban greening initiatives are currently also being investigated to be implemented within the project. Besides the green component, the added benefit of these measures will also reduce electricity demand by the development and make the township socially and visually more attractive. CSI initiatives such as the upgrading of the existing public swimming pool will be undertaken by Calgro M3.
The development will include the following urban amenities:
- Total number of units – 6 204 units
- BNG housing (multi-storey walk-up): 1 904 units
- CRU/Social housing: 457 units
- FLISP/GAP housing: 2 397 units
- Freestanding open market bonded units: 1 446 units
- Infrastructure such as roads, water, sewer, reticulation and storm water facilities
Bulk and Link Infrastructure
All of the bulk and link Infrastructure upgrades that are being done as part of the South Hills Development are not all project specific requirements. The City of Johannesburg is utilizing the project as a catalyst to drive infrastructure development within the area to unlock future residential developments.
- Various road widenings, intersections, etc.
- The infrastructure will alleviate the current pressure on the road water infrastructure and will also provide capacity for the future residential developments to be undertaken within this corridor
